Watch out for an estate agent ‘bidding war’ trick that might leave buyers ripped off

He told Estate Agent Today sealed bids should be “restructured, formalised and made more transparent.”

He added: “The current system is virtually impossible [for the purchaser].

“Submitting the highest bid won’t necessarily secure the property; the vendor and agent will weigh up all the information and make a choice on the basis of the size of the offer and the situation of the buyer.”

ReallyMoving.com advised: “Sealed bidding is great for sellers, and for some buyers, if you know you want that property and you know how much you are willing to spend.”

Valorant Episode 3 release time REVEAL: Valorant Act 1 Battle Pass, new Agent update news

UPDATE: A new schedule has been shared by Riot Games confirmed that the Valorant Episode 3 release time has been set for after 10am PDT on June 22. Unfortunately, North American servers will be down for maintenance between 6am PDT until 10am PDT.

Meanwhile, The Valorant update time for Europe has been set for around 8am BST on June 23, when the regional four-hour server downtime is scheduled to end.

ORIGINAL: The time is drawing near for the latest content update to be released, with developers Riot Games revealing more regarding the new Agent and Battle Pass included in Valorant Episode 3 Act 1.

The good news for gamers is that both will be available to play and level up when the new Episode 3 update has been released.

Like in the past, the Act 1 Battle Pass for June will cost 1,000 VP and includes Weapon Skins, Gun Buddies, Cards, Sprays, and Titles.

The Episode 3 Battle Pass will be available for around two months and will launch on June 22.

The one big change gamers will notice is that Riot Games is going to start rewarding gamers who play with friends.

Squad Boost will be going live this week and will reward those who play with friends over the next three weeks.

The bonus levels are as follows:

  • Party of 1: 0% Bonus XP
  • Party of 2: 8% Bonus XP
  • Party of 3: 12% Bonus XP
  • Party of 4: 16% Bonus XP
  • Party of 5: 20% Bonus XP

“As with every battlepass, we always want to create content that appeals to a wide and diverse audience,” Preeti Khanolkar, Senior Producer commented ahead of launch.

“A player might not love every single thing in the battlepass, but there should always be at least one thing that they absolutely love.

“For this pass, we wanted it to feel very much like a reflection on the past because it’s been one year since the game launched. That’s why we created the K/TAC and Jigsaw gun skins as callbacks to our lore and agents.

“Lately, we’ve also tried to just create stuff that players will find funny, like the “Too Heavy” and “Clutch or Kick” sprays. If we’re cracking up over something, we hope that players will find it funny too, like some of the memey Jett sprays we’ve done in the past.”

WHEN IS VALORANT EPISODE 3 COMING OUT?

Riot Games has confirmed that Valorant Episode 3 Act 1 has a release date set for Tuesday, June 22, in the United States.

Maintenance is expected for the release of the new update, meaning the game will likely be offline for several hours.

Most major patches are released as part of a global rollout, and there’s a good chance North America will be one of the first places to get it.

This is so the Valorant team has plenty of time to tackle issues that might arise from an update.

With that in mind and taking references from past launches, the Valorant Episode release time is expected at around 6am PDT.

It should also be noted that European servers usually lag behind by a day, so Valorant Episode 3 could start a day later on June 23.

Riot Games are expected to share an update on what is being planned this week in the coming hours.

Another big part of this week’s Valorant update is the release of the new agent named Kay/o.

A robot with a grudge, KAY/O is a machine of war built for a single purpose: neutralizing radiants.

Its power to suppress enemy abilities cripples his opponents’ capacity to fight back, securing him and his allies the ultimate edge.

Obviously, the final product will be more balanced than the above description but you can imagine the impact this new ability will have on Valorant Episode 3.

KAYO will be able to throw a Suppression Blade that suppresses anyone in the radius of the explosion, and will also be able to overload on radianite energy that empowers KAY/O and causes large energy pulses to emit from his location.

And if you get hit by one of these beams, Enemies hit with these pulses will find themselves suppressed for a short duration.

You can expect a lot of feedback and further balancing patches to be released after this week’s Episode 3 release.

Valorant Episode 3 release date: When is the new Valorant agent KAYO coming out?

Anyone waiting on the next big update and news of the Valorant Episode 3 release date will have been pleased with Riot Games’ latest announcement.

As part of the next major free expansion, a New Agent, Battle Pass and Charity Bundle will be released next week.

This will all be part of the official Valorant Episode 3 Act 1 release date, which will be going live later in June.

Fans have already been learning about the game’s next agent following the launch of a brand new trailer.

KAY/O will be the latest member of the Valorant squad list that looks set to shake up matches with its new abilities.

WHEN ARE KAYO AND VALORANT EPISODE 3 ACT 1 COMING OUT?

Developers Riot Games has confirmed that the KAYO and Valorant Episode 3 Act 1 release date have been scheduled for Tuesday, June 22.

The one thing to note here is that European servers might lag behind others depending on what the Valorant team have planned.

No release time has been announced yet but there’s a good chance that Valorant Episode 3 will be playable by late morning in North America.

One thing that fans might see as a little odd is KAYO’s ability to throw an exploding blade, rather than it just being a grenade.

John Goscicki, Character Producer at Riot Games revealed some background on the development of this ability, telling gamers:

“So, early on in development, Rycou represented suppression by throwing a Jett knife and having it explode. As we were mocking up what the ability could be everyone was like… it’s gotta stay a knife, it doesn’t make sense as anything else.

“This resulted in all of us trying to figure out how the technology for an exploding suppression knife works, and why a robot needs it. Every review someone would be like “I’m so happy we made it a knife.”

“We needed to give players that had just been Suppressed better feedback that they couldn’t use an ability. One way we did this was by hooking up the “I can’t use that” VO line whenever you try to use an ability while suppressed.

“Apparently when Viper has ulted, she thinks she is constantly casting…. This resulted in Viper constantly saying “I can’t use that” but with the frequency it sounded like she was poorly trying to beatbox.”

Estate agent shares 10 quick fixes for a speedy property sale as market remains busy

Google searches for “houses for sale” have increased by over 200 percent in the last month as more people look to move house. With lockdown restrictions continuing to be eased, the property market is likely to remain busy. The stamp duty holiday has also meant that a lot of buyers and sellers are now looking for a speedy sale.
In a competitive market, first impressions of a home are vital.

First impressions can often determine whether a property will remain on the market for months or a few weeks.

Head of Refurbishment and Interiors at Estate Agents Douglas & Gordon, Tyrena Dangerfield, has shared 10 ways you can get your house off the market quickly.

1. Front door, kitchen and hallway

Your front door is the first thing a potential buyer will see, either when they enter the property or on a property site.

READ MORE: When to prune camellias – top tips for a perfect garden

If your front door is looking a little tired, a fresh lick of paint and some flowers by the door could make a huge difference.

A tidy, clean and clear front garden and exterior is also a great way to make those first impressions count.

2. Kitchen

The kitchen is one of the most used rooms in the house so it can often end up looking the most worn out.

Keeping it tidy, clean and free of clutter on the worktops will leave a good first impression.

3. General cleaning

Clean windows and floors are a great way to make a good first impression.

Opening the windows and allowing fresh air to filter through the house will also make your home smell clean.

4. Decorate

Have a look at your furniture and walls and think about whether you need to give them a fresh lease of life.

Skirting boards and door frames can often become chipped and discoloured over the years so giving them a fresh lick of paint could make all the difference.

5. Keep your wardrobe tidy and change doorknobs

Clothes spilling out of wardrobes can look messy and untidy.

Keep your wardrobes looking neat and tidy as buyers may have a look inside them.

Another great tip is to change up tired-looking doorknobs for something more modern.

6. Carpets

Stained, worn and discoloured carpets can make a property look really tired.

Getting them professionally cleaned or changing them will make your home look more appealing.

7. Tidy

Keeping your home tidy will leave a lasting impression.

Leaving too much stuff lying around the house could highlight a lack of storage which buyers will find unappealing.

8. Gardens

Adding some pot plants will add life and a splash of colour to a dull garden.

Give your garden a good tidy too by getting rid of broken chairs, weeding and removing dead leaves.

9. Mantelscaping

Make sure your mantelpiece looks really pretty and decorative with vases, flowers and ornaments.

10. Minimise personal possessions

Too many photos dotted around walls and on shelves can distract buyers from your home’s desirable features.

They can also be quite overwhelming so keep them to a minimum.

Mohamed Salah and agent may have dropped big hints over Liverpool future in Man Utd win

Mohamed Salah and his agent Ramy Abbas Issa may have dropped hints about the forward’s Liverpool future in the 4-2 Premier League win over Manchester United on Thursday night.
The Reds secured their first Old Trafford triumph in seven years with two goals in either half helping them to a crucial win in their chase for Champions League qualification.

Diogo Jota cancelled out Bruno Fernandes’ opener before a Roberto Firmino brace, with strikes either side of the break, gave Liverpool a two-goal cushion.

While Marcus Rashford threatened the Merseyside outfit’s prospects of victory when he made it 3-2, Salah stole away on the counter-attack for a killer fourth goal at the death.

The Egyptian’s finish beyond Dean Henderson into the far corner was his 30th goal of the season across all competitions and his 21st in the Premier League.

That puts him level with Tottenham striker Harry Kane in the Golden Boot race and there was the added bonus of him wearing the captain’s armband as he scored.

Salah was upset earlier in the season that Trent Alexander-Arnold – who skippered the side after Salah went off late on – was handed the armband over him in a Champions League dead rubber against Midtjylland.

DON’T MISS: Liverpool boss Jurgen Klopp has big call justified in Man Utd win

And his emotions were obvious once he made it 4-2 for Liverpool in Manchester as he sunk to his knees to toast an unforgettable victory, letting out a triumphant roar.

Abbas Issa, the player’s representative, tweeted shortly after: “My celebration of that goal wasn’t that different than Mohamed’s.”

Salah’s goal means Liverpool sit four points off of fourth-placed Chelsea with a game in hand, though the Blues face third-placed Leicester in their next league match, with both teams catchable for Jurgen Klopp’s men.

That fixture, which guarantees at least one of the two teams dropping points, means should the Reds win all of their final three games against West Brom, Burnley and Crystal Palace, they stand an excellent chance of securing fourth spot.

And the unified reaction of Salah and Abbas Issa hints that despite rumours the Egypt international might be on his way out of Liverpool this summer, perhaps he’s staying after all.

Of course, there are a multitude of reasons Salah will have been delighted to have found the net, not least sealing a win over Liverpool’s biggest rivals.

Salah has made it clear he loves chasing individual records and so hitting the 30-goal mark again will have meant a lot to him, as will tying Kane as he bids to end as the Premier League’s highest scorer again.

There are other less important but still notable reasons too. It was a big win for Liverpool’s top-four chances, and qualifying for the competition of course nets the players a nice financial bonus each.

Plus there’s the again-more-important fact that he is a relentless competitor and loves to win.

As well as that, a late goal away at United for such a big victory keeps Salah’s profile high, with it clear he wants to be regarded as one of the very best in the world – and the numbers speak for themselves during his time at Anfield.

Yet there is one main reason why Salah and his agent would be so delighted by his goal and the three points.

That is because it gives Liverpool such a good chance of having Champions League football to play next term, and if Salah wants to stay, he will obviously want to play in UEFA’s premier competition rather than the lesser Europa League.

Liverpool boss Jurgen Klopp has West Brom fear after Man Utd win

He may have flirted with Real Madrid and Barcelona in the press earlier this season but clearly Salah is still happy playing his stuff under Klopp, provided the team continue to compete. They haven’t done this season of course, albeit in unusual circumstances.

A top-four finish would allow Liverpool to wipe the slate of this season clean and start fresh next term once injured players such as Virgil van Dijk and Jordan Henderson return.

Staying in the Champions League would be huge for Liverpool in many ways, not just because of how much easier it would make keeping Salah, although they still must decide whether to hand the 28-year-old – who is 29 in June – a big-money contract extension to his current deal which expires in 2023.

And clearly the forward agrees about the importance of the competition.

Salah’s goal at United in addition to being his 30th of the season was his 124th overall for Liverpool in what was his 200th appearance for the club.

Only Roger Hunt (133) and Gordon Hodgson (125) have outscored Salah in their first 200 matches for the club, with the African also having laid on 42 assists in that time.

At his current goalscoring rate, should he play as many times for Liverpool as Hunt did (416 appearances) then he will end on 258 goals which would make him the third-highest scorer in the club’s history. He’d love to add plenty more Champions League goals to his Anfield tally.

Erling Haaland's agent lands in Barcelona with Man Utd and Chelsea to miss out on transfer

Erling Haaland could be edging closer to a sensational summer switch to Barcelona with both his father and agent, Mino Raiola, landing in Spain on Thursday to meet with the club’s president Joan Laporta, according to reports. Haaland burst onto the scene in 2019 with some impressive displays for Red Bull Salzburg, particularly in the Champions League.
Just six months later and his £17million release clause was activated by Borussia Dortmund, after Manchester United pulled out of negotiations.

But the striker’s impressive form in his first year in Germany has seen all of Europe’s elite clubs stand up and take notice.

With Haaland’s release clause of £68million not being active until 2022, Dortmund know they will be able to get more for him this summer.

And there is expected to be a bidding war for his signature with the likes of Manchester City, United, Chelsea and Real Madrid all being linked with a move

But Barcelona may be about to beat their rivals to the punch with a meeting taking place today.

Spanish outlet Sport report that both Raiola and Haaland’s father, Alf-Inge Haaland, have flown into Barcelona for a meeting with Laporta.

It is suggested that Raiola’s good relationship with Laporta could help Barcelona in negotiations.

The meeting is said to be ongoing in what could be a bitter blow to other teams hoping to sign Haaland.

Although transfer expert Fabrizio Romano suggests that other clubs are still involved in the battle to sign the Norway international.

Haaland has scored 49 goals in as many games since joining Dortmund, breaking numerous records along the way.

He recently became the fastest and youngest player to reach the 20-goal mark in the Champions League.

The 20-year-old needed just 14 matches to break the record, previously held by Harry Kane or achieved the feat in 24 games.

And the recent victory over Sevilla saw Haaland achieve something not even Cristiano Ronaldo or Lionel Messi have managed in their careers.

It was the fourth successive Champions League match he’d scored two or more goals in, becoming the first player in the competitions history to do so.

Such has been his explosive form since joining Dortmund, it is expected that signing Haaland will take close to a world-record bid.

There has been suggestions that any club wanting to sign Haaland this summer will likely have to pay in excess of £150million.

‘How funny’: Football agent Wanda Nara unimpressed by PSG striker Mauro Icardi’s dog dig

Argentine model-turned-agent Wanda Nara was left unimpressed when her husband Mauro Icardi referred to her as a ‘dog’ in a cheeky social media post.

The comment came on Instagram, as the PSG striker uploaded a picture of the pair with their pets.

“My dog and my bitch,” Icardi wrote in Spanish.

But it seems his wife was none too happy about being referred to as a dog in any capacity.

“How funny” she replied, alongside an awkward smiley.

Earlier she had shared the same snap.

“Fall in love with whoever looks at you like Mauro Icardi looks at his dog,” she stated, with a crying emoji.

“Whoever loves animals, it speaks a lot about what a good person they are. You won the lottery with him,” declared one of her followers.

As football fans know, Wanda was once wed to Icardi’s former Sampdoria teammate Maxi Lopez.

Later taking his friend’s bride, Icardi has since walked down the aisle with the 34-year-old himself and given her two of her five children.

Property experts left stunned after agent asks buyer for proof of funds before a viewing

The podcast hosts said that unfortunately, these are the estate agents’ instructions so the buyers must “play by their rules”.

The experts said Cathy can either object to their instructions and decide that the property isn’t worth it.

“I would very much respect that decision,” they said.

Or, if she thinks the property is worth it, she should send them a redacted bank statement.

“I do this when they ask for proof of funds after having an offer accepted, they normally ask for a bank statement at that point, so I’ll just send the first page with everything except the balance and my name blanked out,” they said.

“I’m giving them what they need to know but not giving away anymore information than strictly necessary.”

Liverpool boss Jurgen Klopp issues Mohamed Salah statement after cryptic tweet from agent

Mohamed Salah’s agent sparked a frenzy among Liverpool fans on Thursday night after posting a cryptic tweet around the time his client was substituted against Chelsea, but Jurgen Klopp doesn’t think it’s necessary for a “proper talk” just yet. Liverpool were struggling to find a way to break down Chelsea’s defence having gone down 1-0 in the opening 45 minutes.
They looked more sharp in the second half, but Klopp’s side were still unable to trouble Edouard Mendy on too many occasions.

Klopp took the surprise decision to hook Salah off on the hour mark for Diogo Jota, with the Egypt international visibly frustrated at being taken off.

He continually shook his head in disbelief as he made his way to the bench and Salah’s agent then took to social media with a very cryptic tweet which sparked further anger among supporters.

Klopp played down the severity of the substitution immediately after the game and he still believes it’s being blown out of proportion.

When asked how he plans to ensure there is no ‘lasting problem’, Klopp said: “Talking, that’s how it always is.

“I’m not even sure if this situation is now a reason for a ‘proper talk’ about it.

“We are 1-0 down and that makes no player happy when you go off [because] you cannot react how you react in different ways.

“On top of that, you’re a striker, you think you should stay on the pitch. It’s all completely clear and not an issue, just normal life.”

Despite Liverpool’s recent troubles, Salah remains the top scorer in the Premier League with 17 goals.

Liverpool as a whole had been scoring for fun up until the end of December and were the league’s top scoring team.

But the goals have dried up since then with Liverpool going on a torrid run of form since the 7-0 demolition of Crystal Palace.

They’ve won just three of the 13 league games since that win and have lost five consecutive home matches.

Salah has only found the net on four occasions in that time, but Klopp insists everyone in the team needs to step up and rise to the challenge.

“We all have to improve, definitely,” he added.

“We only lose games when you have more potential than the results show then it’s all about performance.

“Mo has still a great goalscoring record but everybody knows and even he knows- himself that even he could have scored more goals but Mo’s scoring record is not our problem.”

Roger Federer pulls out of Miami Open as agent confirms change on comeback schedule

Federer’s set to turn 40 years old in August with more questions on when he may call time on his illustrious career.

Wimbledon has proven to be Federer’s most beloved Grand Slam having won the coveted trophy eight times.

And former Wimbledon champion Michael Stich would love to see Federer mark the end of his career with one final win at the All England Club this summer.

“It is clear that at some point he will stop,” Stich told Stats Perform News.

“Many would have thought that already five years ago. We have no influence on that. I would wish for him to win Wimbledon and say after the final: ‘You know what, I had a sick time, I’ll stop’.

“There couldn’t be anything better and that would give so much to the sport.”
